Tenant Fees & Permitted Payments
All fees are listed in accordance with the Tenant Fees Act 2019 and are inclusive of VAT.

Rent: As agreed in the tenancy contract, payable monthly in advance.

Holding Deposit: Maximum of 1 week’s rent. (Reserves the property; non-refundable if you pull out or fail checks).

Tenancy Deposit (Security Deposit):

Maximum of 5 weeks’ rent (for annual rent under £50,000).

Maximum of 6 weeks’ rent (for annual rent of £50,000 or over).

Changes to Tenancy (Tenant's Request): £50 per agreed variation

Early Termination (Tenant's Request): Capped at the landlord’s actual financial loss and re-letting costs.

Late Rent Payment: Interest at 3% above the Bank of England base rate, charged only after the rent is 14 days late.

Lost Keys / Security Fobs: The actual cost of replacement parts or a locksmith. Receipts will be provided.

Utilities & Bills: Council Tax, water, gas, electricity, broadband, hotwater, air conditioning and TV licence (unless included in the rent).
